USDA Home Loan / Rural Housing is a government program providing home financing for designated rural areas. The main purpose was to promote and assist rural area in housing. Rural housing is one of the few ways to buy a home in Utah with zero down payment. More than just a zero money down program, when compared to a standard FHA loan, the mortgage insurance is considerably less. Overall, this low payment and no money down allows buyers to purchase more home for the money.
USDA home loans / Rural Housing has adopted some FHA guidelines for home purchases. This means the home itself has to be "safe and livable" before the closing. Certain homes that are in need of extensive repair may not qualify, including foreclosures, short sales or neglected homes. Also, Rural homes may take more time than an FHA loan due to the additional underwriting by USDA, however a good loan officer should have this done within 4 to 5 weeks.
